CONDOTEL INVESTMENT

Is Condotel a a good investment?  This question comes into mind when thinking of any property investment.

What really is a Condotel?

As defined in Investopedia.com :
A condominium project that is operated as a hotel with a registration desk, cleaning service and more. The units are individually owned. Unit owners also have the option to place their unit in the hotels rental program where it is rented out like any other hotel room.

Let us dig deeper into the advantages and disadvantages of a Condotel. 

Advantages:
1.  You will receive Passive Income of either monthly, quarterly or yearly
2.  Your Unit will be managed as part of the Hotel Operations
3.   Free stay in the Hotel (normally it's 30 days)
4.   Potential Capital Appreciation depending on the location of the Hotel
5.   No need to pay monthly dues as it's part of the maintenance of the unit

Disadvantages:
1.   Income will be based on the occupancy rate of the Hotel
2.   Sharing of Income normally is 30% of the gross sales divided to unit owners
3.   Some Condotel Operators requires a joining fee to enroll in their leasing program
4.   Furnitures and Fixtures is additional fee paid up by the investors
